Architectural Control Committee – (ACC).

Despite limitations imposed by the COVID 19 virus, our ACC is operating. This is a time of the year that many of our residents undertake outdoor work on the building or property that require ACC filing and approval in advance.

The ACC Request for Modification package, as well as the ACC guidelines are posted on the web site.

Damage to our Front Gates.

In the past two weeks we have had 2 accidents that caused damage to both the entering side and exiting gate at the front entrance. Luckily no one was injured in either accident.   

The cost of repairs is being handled by the residents either through their insurance, or out-of-pocket.

Cost aside, the most important thing is the safety of our residents. Please make sure you abide by the posted speed limits; make full stops at the stop signs; look both ways when making turns.

While we are sheltering in place many more of our residents are out walking or getting exercise, and as above, the most important thing is the safety of our residents!

Claire Bellucci Belding 3/28/2020

Clara Bellucci, 89 of Manasquan passed away on March 28, 2020 at her home. Clara was born in Manhattan and raised in Bronx, NY. She received her Master’s degree in Education. Clara taught in the New York City public school system for 40 years. Clara had summered at the Jersey Shore and moved here permanently in 1973. She was a member of the Four Seasons of Wall Women’s Club.

Clara was survived by her loving husband John Belding of Manasquan, two cousins John Vespaziani and Roseanne Joyce, as well as many dear friends.

Energy Savings @ Four Seasons @ Wall

Energy Saving Initiatives in our Community.

During 2019, our community undertook two major initiatives to conserve energy and significantly reduce our energy costs.

LED lighting was implemented into the Clubhouse.  Your Board applied for and was approved for a grant in the amount of $4,600+ to alleviate our investment cost.  The conversion work is now completed for the entire Clubhouse, and FSW will begin realizing a 30 % – 35 % annual reduction in electric costs in conjunction with our second initiative. 

In addition to the reductions already being realized, JCP&L has implemented a 4 % rate increase; so our reduction in usage will translate into additional cost reductions since delivery charges and other fixed charges (you also see these items on your home electric bill) are based on usage.

Your Finance Committee members, Ed Cook and Gary Cadamatori, monitor costs and usage on a monthly basis.  Their base line for the comparisons, which contain formulae for the number of days/month, is based on historical billings to FSW from 2018 and 2019.

The second initiative was the installation of a solar energy system for our Clubhouse.   FSW recently received its Certificate of Approval for the system from Wall Township.  JCP&L has installed a meter designed for monitoring solar energy savings.  Our solar system in the Clubhouse went “live” on March 13th.  Quarterly we will receive revenue produced by these energy savings.

As above, Gary & Ed will also be monitoring the savings and usage reductions from the solar system and will calculate the combined dollars and cents savings for our community.

Using the back gate

To all residents –

As you know our new back gate is operational.  It may take a trip or two in and out of the back gate before all of us are familiar and comfortable with the workings of these larger, heavier, and more secure gates.  

Your board members also use the back gate to assure that all mechanisms and timings are working for our residents.

Don’t forget that the purpose of these gates, in addition to making our community look nicer, is to make sure only authorized persons come and go via the back gate.

Remember –

  • You do not need to use your clicker to open the exit lane, the gate is equipped with a sensor that will open the gate to allow you to exit.
  • Please do not use your clicker when exiting.   You may inadvertently open the inbound gate and allow access our community.

CLUBHOUSE WILL BE CLOSED AS OF MONDAY, MARCH 16, 2020

In the interest of protecting our residents and input from many medical experts, your Board of Trustees has made the decision to close the Clubhouse effective Monday, March 16, 2020 @ 5 PM.

Your clickers will not be working on the Clubhouse doors. You must call the office for any issues or business.

Our HOA Manager, Chuck Braun, will be out of the office for a surgical procedure. We all wish him well, and your Board asks that you be patient in your interactions with the HOA Office.
